The Adelaide suburb where buyers are spoilt for choice



According to PropTrack Listings Report June 2022, the number of new properties listed for sale on in May were up 18.5 per cent, month-on-month and 13.4 per cent higher than at the same time last year.Nationally, new listings were up 9.1 per cent month-on-month in May. The PropTrack report has also listed suburbs with the biggest increase in listings and a suburb in Adelaide’s northeast has emerged on top of the list.In comparison to last year’s listings, Campbelltown has recorded the biggest increase in properties for sale, up by 70 per cent.It is followed by Davoren Park, Aldinga Beach, Hallett Cove and Golden Grove that have recorded an increase of 40 per cent, 38 per cent, 36 per cent and 18 per cent respectively.According to Tom Hector of Harris Real Estate, change in Campbelltown’s zoning is one of the reasons why there are more homes available to buyers in the suburb.“The suburb’s zoning has changed in the last five years and people are subdividing bigger parcels of land,” Mr Hector said.“There are lots of townhouses and courtyard homes that have become available now,” he said.While affordability and proximity to the CBD also go in the suburb’s favour, Ray White Norwood’s Stefan Siciliano credits new developments as well.“Apart from new homes coming up for sale, the development of The ARC and popularity of East Marden Primary school are luring in buyers,” Mr Siciliano said.“Also buyers priced out of neighbouring suburbs like Felixstow and Glynde are looking at Campbelltown as the next best option,” he said.While the housing market across Adelaide has been busy, regional markets saw activity pick up a bit after a quieter April.
