Suburbs where house prices are rapidly growing revealed

Property tycoon and investor Eddie Dilleen, who runs his own full-service buyer’s agency, Dilleen Property, said Blacktown was an affordable option for buyers, hence the large growth. “I believe the Blacktown area has seen such a large amount of growth due to its overall affordability. The median house price in the Blacktown area compared to a place like the North Shore is vastly different,” Mr Dilleen said.“Out in Blacktown Council (LGA), you can still pick up properties under a million. I have seen some recently in Quakers Hill and Doonside where houses can go from $600,000 to 750,000.“Although houses are often going for a million in the Blacktown Council area, that is the new cheap for Sydney. So whether you are a homebuyer or investor, the Blacktown area is one that is a more affordable option.”Mr Dilleen said Glenwood had also seen a high rate of growth in its median house and dwelling price.“Some of the best places I have picked up property is the suburbs next to suburbs with the best reputations,” he said.“Suburbs like Glenwood which is right next to Bella Vista, a suburb considered a nice and fancy location has seen some good growth. People that have been priced out of Bella Vista go to Glenwood. It is the overall ripple effect that can drive the prices of suburbs like Glenwood up.”CoreLogic’s research director, Tim Lawless said: “Every suburb across the state has recorded some level of growth over the past year, which is quite rare in itself. Normally there are some suburbs where housing values have fallen, even during an upswing, simply due to local demand and supply factors.“The softest markets tended to be those with a high proportion of newly built units, where higher supply levels have been confronted with a shift in demand away from higher densities. This trend looks to be gradually changing though as investors become more active and owner occupiers look for more affordable housing options.”Stanhope Gardens, Glenwood and Riverstone topped the list for growth in the Blacktown area across the last one, three and five years. Stanhope Gardens has seen the largest growth in the local area, with the median house and dwelling price moving close to the $1.5 million mark.The suburb has seen 32.1 per cent growth in the last 12 months alone, with growth of 52.4 per cent and 42.9 per cent in the last three and five years respectively.The suburb features large houses on decent blocks of land and is home to a large swimming pool and shopping centre, all while having relatively quiet streets. Riverstone has been developing rapidly across the last few years as well, with what once was farm land, turning into new housing on decent blocks of land.Riverstone has seen a 29.7 per cent jump in the median house and dwelling price in the last year alone and a 47.5 per cent increase in the last three years. Glenwood is seeing some of the largest and most consistent growth in the local area which can largely be put down to the Bella Vista developments being only minutes away.The suburb has many lakes, cycleways, sports facilities and is full of well maintained leafy streets and big houses with large backyards.There is also a range of highly reputable public schools that residents of Glenwood have access to as well as many childcare options.The upward trend of Glenwood house prices is set to continue and, much like Stanhope Gardens, the suburb continues to rapidly close in on the $1.5 million median house and dwelling price point.
